Tres tipos de retrofit en LA
Cripple wall retrofit. Para casas single-family con crawlspace construidas antes de 1980. Se instalan shear panels de plywood y anchor bolts para atornillar la casa al fundamento. Costo $5K–$12K. Elegible para rebate EBB de hasta $3,000. Mandatorio no es, pero es la inversión de seguridad sísmica más costo-efectiva que existe.
Soft-story retrofit. Para edificios multi-familiares construidos antes de 1978 con parking al ground floor. Bajo ordenanza LADBS 183893 es mandatorio. Se agregan steel moment frames o shear walls al nivel abierto. Costo $65K–$130K típico para un edificio de 4 a 8 unidades. Plan-check y permit obligatorios.
Hillside retrofit. Para casas en pendiente pronunciada (hillside ordinance zones). Se refuerzan los caissons, se agregan grade beams, y se atan bien los shear walls al fundamento. Costo $25K–$65K. Inspección hillside adicional con ingeniero estructural.
Who is Baily?
Baily is named after Francis Baily — an English stockbroker who retired at 51, became an astronomer, and in 1836 described something on the edge of a solar eclipse that nobody had properly articulated before: a string of bright beads of sunlight breaking through the valleys along the moon’s rim.
He wasn’t the first to see them. Edmond Halley saw them in 1715 and barely noticed. Baily’s contribution was clarity — describing exactly what was happening, in plain language, so vividly that the whole field of astronomy paid attention. The phenomenon is still called Baily’s beads.
