Cómo manejamos una reconstrucción post-incendio

Fase 1 — Evaluación y seguro (2–4 semanas). Acompañamos al adjuster del seguro, documentamos el alcance de la pérdida, armamos un scope of work detallado, y negociamos el payout. En paralelo revisamos si aplica SBA disaster loan para cerrar cualquier gap.

Fase 2 — Diseño y plan-set (6–10 semanas). Si reconstruyes like-for-like bajo SB 1103, el arquitecto arma el plan-set replicando el footprint original con updates Title 24 2025 y cumplimiento CBC Chapter 7A. Si amplías o cambias layout, rediseñamos.

Fase 3 — Plan-check LADBS (6–10 semanas). Con el SB 1103 fast-track el review es acelerado. Coordinamos correcciones y pulls el permiso.

Fase 4 — Construcción (20–40 semanas). Foundation (si la original no sirve), framing, rough-in (plumbing, electrical, HVAC), insulation, drywall, exterior cladding (WUI compliant), interior finishes, final inspection, certificate of occupancy. Te entregamos la casa funcionando.

Who is Baily?

Baily is named after Francis Baily — an English stockbroker who retired at 51, became an astronomer, and in 1836 described something on the edge of a solar eclipse that nobody had properly articulated before: a string of bright beads of sunlight breaking through the valleys along the moon’s rim.

He wasn’t the first to see them. Edmond Halley saw them in 1715 and barely noticed. Baily’s contribution was clarity — describing exactly what was happening, in plain language, so vividly that the whole field of astronomy paid attention. The phenomenon is still called Baily’s beads.
